Small lots, and what that does to a paint job

Caddens was released with narrow blocks and houses built close to the boundary, and that is a practical constraint rather than an aesthetic one. On a lot of these homes the side elevation is a metre or so from the neighbour's fence, which means no trestles, no ladders at an angle, and often no way to get a spray gun in there without coating somebody else's paling. Those walls get done by hand, and the quote should say so, because a painter who has not looked down the side of the house has priced a wall they cannot actually reach the way they intended.

The paint itself is the usual new-estate story. Builder-grade flat, applied thinly to a schedule, sound but with almost nothing to it — so the hallway, the wall beside the stairs and everything within reach of a school bag stop cleaning up around year five. There is no damage to repair. What those walls need is a washable system with some body in it, and doing the high-traffic rooms alone is a perfectly sensible first job.

The other thing that dates fast here is the feature colour. Deep charcoals and navies went into a lot of these houses as the standard upgrade, and they do not disappear under white. A dark base needs a tinted undercoat and two full topcoats, and if a quote gives that wall the same coat count as the cream one beside it, the colour will ghost back through under afternoon light.

Covering a dark feature wall properly

Going light over a deep colour is not a one-coat job and it is not a two-coat job either. It is a tinted undercoat chosen to suit the topcoat, then two full coats — and the corners and edges need cutting in carefully, because a strip of the old colour left where the roller could not reach is the bit you will notice every afternoon.

Ask for the coat count in writing. If a quote covers a charcoal wall in the same number of coats as the wall next to it, the colour will ghost, and that conversation happens after you have paid.

Choosing colours before we start
