On the ground

River flats, big trees, and paint that fails from damp rather than sun

Everywhere else in our patch, the enemy is the western sun. In Emu Plains it is usually moisture. The blocks are leafier, the trees are mature, and the ground sits low near the river — so south and east walls stay damp long after the rest of the house has dried, and mould gets a foothold. It shows first on shaded render, under eaves, and along the bottom of walls where splash-back from garden beds keeps the surface wet.

That has to be treated, not covered. We wash the surface down, treat the mould, let it dry properly and then coat it. Painting over a live mould bloom hides it for a season and then it comes back through — and by then it has taken the new paint with it. We also check gutters, downpipes and the fall of garden beds while we are there, because a wall that keeps getting wet will keep failing whatever we put on it.

The housing itself is mixed: older cottages and fibro places from well back, alongside newer brick homes. On the older stock we check the age of the coating carefully. Homes painted before the 1970s can carry lead-based paint under later coats, which changes how the surface must be prepared — we do not dry-sand anything suspect, and we will tell you at the quote if we think it needs testing.
