A first repaint on a near-new house is mostly coverage, not restoration. The walls are sound, the joints are flat, and there is very little filling to do — so the labour that would go into preparation on an older home goes into cutting in cleanly and getting even, honest coats onto surfaces that have never had a proper one.

Because builder-grade paint is a thin, low-build system, that matters more than people expect. It is not that the original paint is bad, it is that there is very little of it: enough to look right at handover, not enough to survive being wiped. Hallways, the wall beside the stairs and everything within a child's reach in the living room stop cleaning up somewhere around year five, and no amount of scrubbing brings them back. What they need is paint with some body in it.

The other job that comes up constantly here is undoing a feature wall. Deep charcoals, navies and the strong teals that were everywhere when these estates were selling do not simply disappear under a coat of white — a dark base needs a tinted undercoat and then two full topcoats, or it will ghost through under raking afternoon light. If a quote for covering a dark wall has the same coat count as the rest of the room, it is wrong.

Covering a dark feature wall properly

This comes up more here than anywhere else we work, so it is worth setting out. Going light over a deep colour is not a one-coat job and it is not a two-coat job either. It is a tinted undercoat chosen to suit the topcoat, then two full coats — and even then the edges need cutting in carefully, because a dark colour left in the corner where the roller could not reach is the thing you will see every afternoon.

Ask for the coat count in writing. If a quote covers a charcoal wall in the same number of coats as the cream one next to it, the wall will ghost, and the argument about whose fault that is happens after you have paid.

Choosing colours before we start

We settle the scheme before the first coat, not during it. Bring your own colours or use ours, and we will sample them on your actual walls so you see them in your own light rather than under a shop fluoro — which is where most colour regrets begin.

If you are painting to sell or to relet, we will steer you towards neutrals that suit the widest audience, and say so plainly if a colour you like is going to narrow it.
