Original fibro, and why nobody should be sanding it

A good number of houses here still have their original fibro cladding, and fibro of that era is very likely to contain asbestos. Painted and intact, it is not a hazard and it takes a coating perfectly well. Sanded, cut, scraped or high-pressure washed, it is a different matter entirely. So the rule on our jobs is simple: original fibro gets washed down gently and coated, never abraded. If a sheet is cracked, broken or flaking to the point where it genuinely cannot be coated, that is a licensed removalist's job and we will say so and wait. Nothing about a paint job is worth cutting that corner.

The brick homes of the same vintage bring their own pattern. Steel-framed windows painted over many times, hardwood door frames that have weathered where the sun hits them, and interiors where the walls are hard plaster rather than plasterboard — which cracks differently, in fine lines that follow the set rather than the sheet joints. Those get raked out and filled rather than skimmed over, or they will reappear along exactly the same line.

Ceilings are the other recurring job. Many are original and have been rolled over repeatedly without ever being sealed, so old smoke and water discolouration keeps ghosting through each new white. That needs a stain-blocking primer once, properly, and then it stops.
