Textured ceilings, tired units and quick turnarounds

The one feature that shows up in Merrylands more than anywhere else we work is the textured ceiling — the sprayed stipple or vermiculite finish that went into thousands of houses and unit blocks here from the sixties onward. It is a specific job. The texture drinks paint, so coverage is roughly half what a flat ceiling gets from the same tin; it cannot be sanded flat without coming off entirely; and on anything from before the early eighties it may contain asbestos, which means nobody should be scraping or sanding it until it has been tested. We roll those with a long-nap roller and no aggressive preparation, or we tell you it needs a licensed removalist first. We do not guess.

The unit stock has its own pattern. Walk-up blocks here are usually painted one flat at a time between tenancies, so the internal colour drifts apart over the years, and the common stairwells wear far harder than anything inside. Body corporate work and single-flat turnarounds are different animals — one is scheduled months ahead, the other has to be done in the four days between one tenant leaving and the next arriving.

The houses are straightforward by comparison, with one recurring exception: original hardwood window frames. Sixty years of paint over timber that has weathered and moved does not hold another coat unless it is taken back to a key first. That is the line item that separates a Merrylands exterior that lasts eight years from one that is peeling by the second summer.

Before you touch a textured ceiling

If the house or block was built before the mid-eighties, the ceiling texture may contain asbestos. Intact and painted, it is not a hazard. Sanded, scraped or drilled, it can be.

So the rule on our jobs is simple: textured ceilings of that era get coated, not abraded. If the texture is damaged or falling and genuinely needs removing, that is a licensed removalist's job and we will say so and wait, rather than take it on because it would be quicker. Nothing about a paint job is worth that.

Turnarounds between tenants

Tell us the date the next tenant moves in and we will quote to it. Most single-flat and small-house turnarounds here are a two to four day run — walls, ceilings, doors and trims, with the wall repairs done first rather than filled and painted in the same afternoon.
