Three eras of house, and a high street in between

Near the centre the housing is old — weatherboard cottages and early brick with verandahs, hardwood joinery and, on anything predating about 1970, paint that may contain lead. Undisturbed and coated over it is perfectly safe; dry-sanded or burnt off it is not, which is why preparation on those houses is done wet and the debris contained rather than left in the garden. The verandah is usually the biggest single item: posts, balustrades, floor and ceiling, all of it timber and all of it weathered on the exposed side.

The post-war and estate housing further out is straightforward by comparison — face brick with painted trim, or render on the newer builds — and the work there is the usual: fascia, eaves and reveals outside, walls, ceilings and trims inside. What it shares with the older stock is the climate. Richmond gets hotter summers and colder, damper mornings than the coast, and that swing is hard on exposed timber and on sealant around window frames.

The main street runs on trading hours. Shopfronts, cafés and consulting rooms cannot be closed for a week, so that work is quoted for after close or in stages, with low-odour systems so the space is usable when the doors open. Verandahs are the job, not the extra

On an older Richmond house the verandah usually carries more painted surface than the walls do, and it is in far worse condition, because it is the part with nothing over it.
