The single most useful thing we can say about repainting a flood-affected house is that the wall being dry to the touch means nothing. Moisture sits inside plasterboard, in the bottom of stud cavities and behind skirtings for months after the water goes, and paint applied over it blisters, and then it peels, and then the whole wall has to be done again at your expense. A moisture meter answers the question in ten seconds. We would far rather come back in six weeks than take the job early and have both of us regret it.

When it is genuinely dry, the sequence matters: anything unsalvageable out first, the wall made good, then a sealing primer over the tide line before any colour goes on. A flood mark will ghost through ordinary paint the way a water stain ghosts through ceiling flat — one coat of the right primer stops it permanently.

Away from the water it is ordinary acreage work with a river-flats accent. Humidity here is higher than on the ridge, so mould turns up on shaded weatherboard and under eaves more readily, and the open paddock frontages mean the sun-facing walls of most houses have no shade at all. Sheds, tanks and long fence lines are usually in the quote alongside the house, and they want their own systems rather than whatever is going on the walls.

Three things, in order. First, the wall has to be dry inside, not just on the surface — that is a meter reading, not a judgement call, and it usually takes longer than anyone wants. Second, anything that cannot be saved comes out and the wall is made good before a brush touches it. How soon after a flood can the house be repainted?

When the substrate is genuinely dry inside, which is a moisture-meter question rather than a calendar one and usually takes longer than expected. Painting early blisters and you pay to do it twice.

Will the flood mark come back through the paint?

Through ordinary paint, yes. Sealed once with a stain-blocking primer, no. That is a single extra step and it settles it permanently.
