The houses out here carry a lot of exposed timber — weatherboard, bargeboards, verandah posts, decking, balustrades and pergolas — and it lives under a canopy that keeps everything damp for most of the morning. Timber in that environment moves more, holds more water and grows more on its surface than the same board in an open street. So it gets checked before it gets coated: sound sections sanded back to a key and primed, soft sections flagged for replacement first. Painting over timber that has gone spongy at the joints only hides it, and it hides it for about eighteen months.

Decks are the item most often underestimated. A weathered deck is grey because the surface fibres have broken down, and no coating will bond to broken-down fibre. It has to be sanded back to sound timber before anything goes on, and that is genuine labour — frequently more than painting the walls of the house. Quoted honestly it is a real number; quoted as "we will give the deck a coat" it is a job that fails within a year.

Practicalities matter more here too. Long driveways, tank water rather than mains, sometimes no easy vehicle access to the rear of the house. We ask about all three before quoting, because washing down a large timber exterior uses a lot of water and it is not our call to draw down somebody's tank without asking.

What a deck actually needs

A grey deck is not dirty, it is degraded — ultraviolet has broken down the surface fibres and nothing will bond to them. Sanding back to sound timber is the job, and it is most of the cost. Everything after that is straightforward.

So when you compare quotes, compare the preparation rather than the finish. Two decks coated with the same product will look identical for a season and completely different after two, and the difference is entirely in what happened before the first coat.

How much does a painter cost in Berrilee?
