Old walls need to breathe, and old paint needs care

On a genuinely old building the substrate is usually solid masonry finished in lime render, and it works differently from anything modern. A solid wall handles moisture by letting it move through and evaporate. Seal that face with a modern acrylic and the moisture has nowhere to go, so it collects behind the film, and the render begins to blow off in sheets — taking your new paint with it. Old walls want a breathable mineral or lime-based system, and that is a specification question to settle before the job rather than a preference to discover afterwards.

The second thing about pre-1970 paint is what may be in it. Lead was routine in Australian house paint for decades, and it is entirely safe left undisturbed and painted over. It is not safe dry-sanded, scraped back or burnt off, which is exactly what a careless preparation job does. On period buildings we work wet, contain what we remove, and if a surface genuinely needs stripping we will talk you through how that has to be handled rather than get the orbital sander out.

Then there is the river. Windsor floods, and the houses on the low side of town have been through it more than once. Repainting after a flood is a matter of patience — the wall has to be dry inside, which a moisture meter answers in seconds, and the tide line has to be sealed before colour, or it ghosts back through within months.

If your house was built before about 1970

Two questions are worth asking any painter before they start. First: what system are you putting on solid masonry? If the answer is a standard acrylic on an old lime-rendered wall, that wall may start shedding within a few years, because the moisture it used to release now has nowhere to go.

Second: how are you preparing the old coatings? Dry sanding and heat-stripping paint of that age is how lead ends up as dust through the house. Working wet, containing the debris and cleaning up properly is not slower by much, and it is the difference between a careful job and a careless one.

Choosing colours before we start

We settle the scheme before the first coat, not during it. Bring your own colours or use ours, and we will sample them on your actual walls so you see them in your own light rather than under a shop fluoro — which is where most colour regrets begin.

On a period house we will happily work to a heritage palette if that is what suits the building, and say so if a modern colour is going to fight it.

How much does a painter cost in Windsor?

Can you paint an old rendered house with normal exterior paint?
