The tree canopy that makes Emu Heights pleasant to live in is hard on paint. Shaded walls stay damp for most of the morning, leaf litter holds moisture against fascia and decking, and mould and lichen turn up on the southern elevations of nearly every house we look at up here. None of that can be painted over. It gets treated and washed back to a clean, sound substrate first, or the growth simply carries on underneath the new coat and pushes it off.

The second thing is timber. There is far more of it here than down on the flat — weatherboard sections, pergolas, decks, timber balustrades and long stretches of paling fence. Timber on a shaded, damp block moves more and holds more water than the same timber in an open street, so it needs checking for soft spots before anything is coated. Sound boards are sanded to a key and primed; anything that has gone past that needs replacing first, and we will say so rather than paint over it.

Then there is the slope. A house that is single-storey at the front is often two storeys at the back on these blocks, and the rear elevation may sit above a drop. That is an access question, and access is a real cost. We would rather price the trestles, tower or lift honestly at the quote than turn up and discover the back of the house needs equipment nobody allowed for.

Why the south wall costs more than the north one

It is the opposite of what people expect. The sunny wall fades; the shaded wall grows things. Fading is a colour problem and it is slow. Growth is a bond problem and it is fast, because mould and lichen sit between the substrate and whatever you put on top of them.

So on a bush block the preparation weight sits on the shaded elevations: treat, wash, let it dry properly, then coat. If a quote up here has the same preparation line for all four walls, it has not been written after walking around the house.

Choosing colours before we start

We settle the scheme before the first coat, not during it. Bring your own colours or use ours, and we will sample them on your actual walls so you see them in your own light rather than under a shop fluoro — which is where most colour regrets begin.

Under heavy tree cover, colours read several shades darker than they do on the chart. That is worth testing on the wall before you commit to a scheme chosen in a showroom.
