Construction dust is the thing that makes Box Hill different from an estate that finished ten years ago. Fine grit settles on every exterior surface here continuously, and it does not simply blow off. Every exterior we do here gets washed properly first, and on a windy week we would rather move a day than spray into airborne grit.

Inside, it is a first repaint like any other new-estate house: sound walls, thin builder-grade flat, nothing to repair and everything to cover. Hallways and the wall beside the stairs stop cleaning up first. What they need is a washable system with body in it, not more of the same.

The exteriors are on an unusually short clock because these blocks have no shade at all. Street trees are saplings, the paddock next door has nothing on it, and the west wall of a Box Hill house takes sun from midday until it sets with nothing in the way. Colour shifts and sealant goes brittle faster here than in an established suburb, and the honest answer on a lot of quotes is that two elevations need work and two do not.

Why the wash matters more here than anywhere else

On an established street, washing an exterior before painting is good practice. In a suburb that is still under construction it is the difference between a coating that lasts and one that does not, because there is a continuous supply of fine grit landing on every surface.

Ask what the preparation line on your quote actually covers. If the answer is a rinse with a hose, that is not the same as washing a wall back to a clean, sound surface and letting it dry before coating.

My house is nearly new. Why will the paint not wash?

Volume builders use a low-build flat system that is not designed to be wiped. The wall is sound; there is simply not enough paint on it. A washable system fixes it for good.

More than the wall next to it. A dark base needs a tinted undercoat and two full topcoats or it ghosts through. We state the coat count in the quote.
